Mold Remediation & Treatment — Eliminate the Problem at the Source
We follow IICRC S520 standards to safely contain, remove, and treat mold-contaminated materials. Then we address the moisture source so it stays gone.
Last updated: April 28, 2026
Service Highlights
IICRC Standards
Remediation aligned with IICRC S520 — the industry standard for safe mold removal.
HEPA Air Scrubbing
Negative pressure containment and HEPA filtration to prevent cross-contamination.
Moisture Control
We fix the underlying water issue so mold doesn't return after remediation.

Why DIY Mold Removal Almost Always Fails
Bleach and a sponge feel like a fix, but they don't address the actual problem. Mold is a biological organism with root structures (hyphae) that grow into porous materials like drywall, insulation, carpet, and subflooring. Wiping the visible surface kills the colored top layer, but the hyphae underneath stay alive and continue releasing spores into your indoor air. Worse, surface cleaning without containment aerosolizes millions of those spores into your HVAC system, where they redistribute to every room in the building.
Professional mold remediation follows the IICRC S520 standard: assess contamination level (Condition 1, 2, or 3), build full containment with HEPA-filtered negative air pressure, remove and bag all Category 3 porous materials, HEPA-vacuum and damp-wipe all remaining surfaces, apply antimicrobial treatment, dry the structure to industry moisture targets, and verify success with post-remediation third-party testing. That sequence is what actually eliminates the colony — and what insurers, lenders, and buyers expect to see documented.
Fix the Moisture Source or the Mold Comes Back
Every mold problem is a moisture problem. Remediation that doesn't identify and address the underlying water intrusion is guaranteed to fail within months. Our standard scope includes moisture mapping with thermal imaging and pin-type meters, identification of the source (roof leak, plumbing failure, condensation, foundation moisture, swamp-cooler overflow, HVAC failure, ice-dam damage), and a written recommendation for the repair work needed to keep mold from returning. We coordinate directly with roofers, plumbers, HVAC contractors, and waterproofing crews so the remediation and the underlying repair happen as one continuous project rather than two separate scopes that never quite line up.

Our Process
Inspection & Scope
We assess contamination level and write a detailed remediation plan.
Containment Setup
Plastic barriers and HEPA air scrubbers isolate the work area.
Removal
Contaminated porous materials are bagged and removed; salvageable surfaces are cleaned.
Treatment
Antimicrobial application to inhibit regrowth on remaining structural materials.
Drying & Moisture Control
Affected areas are fully dried and the moisture source addressed.
Clearance Testing
Independent post-remediation verification confirms the area is safe.
Frequently Asked Questions
How much does mold remediation cost?
Costs vary widely based on contamination size, location, and materials affected. Small isolated jobs may run a few hundred dollars; whole-home remediation can be much higher. We provide free written estimates.
Do I need to leave my home during remediation?
For small contained jobs, often no. For larger projects or sensitive occupants (children, elderly, immune-compromised), we recommend temporary relocation.
How long does mold remediation take?
Most residential projects take 2-5 days. Larger commercial work may take a week or more. Drying and clearance testing add additional time.
Will mold come back after remediation?
Not if the moisture source is fixed. Remediation only works long-term when the underlying water problem is also corrected — which is why we focus on both.
Will my homeowners insurance cover mold remediation?
Sometimes — coverage depends on the cause of the water intrusion. Sudden and accidental events (burst pipes, appliance overflows, storm damage) are often covered. Long-term leaks and gradual maintenance issues typically are not. We provide the documentation insurance carriers require to evaluate a claim.
Is black mold more dangerous than other mold?
"Black mold" usually refers to Stachybotrys chartarum, but many mold species appear dark. All mold should be remediated when present at indoor levels above outdoor baseline — the species matters less than the concentration, the affected square footage, and occupant sensitivity. Lab testing tells us exactly what we're dealing with.
Do you offer post-remediation verification testing?
Yes — and we strongly recommend it. PRV testing by an independent third party confirms that spore counts inside the work area have returned to normal indoor baseline before the containment comes down. That clearance document is what makes the remediation defensible for buyers, lenders, and insurance carriers.
