A credible mold inspection is not someone walking through with a flashlight. Our certified inspectors perform a full visual assessment, then back it up with moisture meters (pin and pinless), thermal imaging cameras to find hidden cold spots and water intrusion behind finished surfaces, and a documented review of the HVAC system, roof, plumbing, and building envelope. From there, we collect the right combination of air samples (indoor versus outdoor baseline), surface swabs, tape lifts, or bulk samples, and ship them to an accredited mold lab for spore identification and concentration analysis.

When to Test, and When to Just Remediate
Testing is most valuable when mold is suspected but not visible, when occupants have unexplained respiratory or allergy symptoms, when buying a home with a moisture history, or when verifying that a previous remediation actually worked (post-remediation verification, or PRV). If mold is clearly visible and the affected area is more than about 10 square feet, testing the visible material is usually optional — what matters more is identifying hidden contamination, locating the moisture source, and confirming the remediation eliminated the problem.

Can I do my own mold test with a hardware-store kit?
Petri-dish home kits are not diagnostically useful. They show that mold spores exist in your air — which is true of every building everywhere — without comparison to outdoor baseline, species identification, or spore concentration. The result almost always reads positive and tells you nothing actionable. Certified inspector-collected air sampling analyzed by an accredited lab is the only reliable approach.
Does insurance cover a mold inspection?
